technically a peninsular, Coronado
is
bordered
by the
Pacific

Bay, and

linked

a narrow
strip of

the
Silver
Strand.

is Spanish for "crowned

may
measure
only
13.5
square
miles in
size,
but this
sparkling
seaside
town
boasts
28 miles
of the
world’s
most
pristine
beaches,
18
public
parks,
an
18-hole
golf
course,
dedicated
bicycle
paths,
tennis
courts,
plus a
public
pool and
other
recreational
facilities.
In
other
words,
Coronado
is not
an
island,
though
with its
quiet,
charming
atmosphere
and
warm,
sunny
climate
it often
feels
like
one!
The
grand Hotel del Coronado—fondly referred to by
today’s locals as the Hotel Del—had its first guests in early 1888. It has
since been visited by 14 American presidents and too
many celebrities to name.
Today
Coronado
is a
delightful
mix of
luxurious
residential
living,
resort
atmosphere,
and
bustling
Naval
activity. Coronado
is home
to about
29,000
full-time
residents,
though
the
population
swells
during
the
balmy
summers
(the
town
attracts
some two
million
tourists
every
year!).
Mainly
because
available
space
has been
well
developed,
growth
has been
much
slower
in
Coronado
than in
San
Diego
County
overall..
.and it
is
expected
to
remain
slow.
In 1969,
the San
Diego-Coronado
Bay
Bridge
was
opened
(2 and
3/10th
of a
mile
long)
high
enough
(210
feet) to
allow
battleships
to pass
underneath.
For many
years it
replaced
the
ferry
crossings
from San
Diego
that had
been
operating
since
1886.
(Ferry
service
has once
again
become
available,
though
only for
pedestrians.)
According
to
residents
and
other
experts,
the
three
most
desirable
aspects
of
living
in
Coronado
are the
low
crime
rate,
the
school
system,
and the
weather.
The city
boasts
one of
the
lowest
crime
rates in
San
Diego
County -
that’s
most
likely
because
there
are only
two
entrances
to the
city.
Good
times in
Coronado
don’t
ALL
revolve
around
the sea.
Popular
Spreckels
Park,
right in
the
center
of town,
has
year-round
art
shows
and
Sunday
concerts
during
the
summer.
The city
also has
an
active
community
theater
and F
several
art
galleries.
In
addition,
Coronado’s
charming
main
street—Orange
Avenue—is
dotted
with
exquisite
restaurants,
upscale
boutiques,
and
other
fine
shops
and
every
year
it’s the
site of
one of
San
Diego
County’s
favorite
Christmas
parades.
The
Coronado
school
system
is one
of the
highest
rated in
the
state.
And the
weather
is
unique.
Because
Coronado
is
nearly
surrounded
by
water,
it’s
warmer
in the
winter
and
cooler
in the
summer
than it
is in
the rest
of the
county,
which
itself
is often
touted
as
having
the best
climate
in the
U.S. and
second
in the
world
only to
the
Canary
Islands.
The
“Village”
includes
downtown,
the
Hotel
Del, and
the area
around
it.
It’s
here
you’ll
find
plenty
of palm
trees
and
tile.
Golfers
love the
Village
because
it’s
so close
to the
18-hole
Coronado
Municipal
Golf
Course.
The
Glorietta
Bay
Marina
is also
nearby.
The
main residential section is a charming village with palm
lined avenues around 12 blocks east to west and 18 north
to south. With
square-grid streets cut by occasional diagonals,
Coronado has a clean and upscale feeling to it. The
average
price
for a
condo is
about $900,000;
for a
home,
$1.5
million.
Large
homes
near the
ocean
are
selling
in the
$4.5
million
range.
Coronado
Shores
is a
narrow
strip of
land
along
the
south
side of
the
Silver
Strand,
close to
the
Village.
High-rise
condos
are the
housing
of
choice
here,
and
ocean
views
are
spectacular.
Many
wealthy
Mexican
citizens
own
here. The
average
price
for a
Coronado
Shores
condo is
$1.2
million.
Depending
on view
and
location,
two-bedroom
units
sell in
the
$700,000
-
$900,000
range.
 Coronado
Cays is
an exclusive,
gated
community
on the
bay side
of the
Silver
Strand
(about 10 small blocks).
Most
homeowners
have
private
boat
slips
just
steps
from
their
doors.
This is
the only
community
south of
Newport
Beach to
boast
such a
feature.
At the
center
of the
development
is the
prestigious
Coronado
Cays
Yacht
Club.
The
average
price of
a condo
in the
Cays is
about
$625,000
which might
include
three
bedrooms,
two
baths,
1,800
square
feet,
and a
25-foot
dock.
The
larger
units
(1,100
square
feet and
over)
are in
the
$800,000-$l.2
million
range. A
one
-bedroom,
one-bath
condo of
about
700
square
feet
with no
view is
currently
about
$500,000.
As for houses, those that are older, have a smaller-than-usual
boat dock, and that may need some renovation, range from about
$1.2 million to $1.5 million.

The
bigger,
renovated
Cays
homes
are
selling
for
between
$2 and
$5
million.
The
center of the subdivision is the Coronado Cays Yacht
Club.
